Turn the entire home.. or at least the parts of the home the guests can access, into the Batman world. Gotham city. Turn one room into the Batcave and the room beside it into Wayne Manor.
Get the birthday boy's father or another grown up to dress up as Batman in a Batman costume. Get another grown up to dress as one of the Batman villians.
Let the guests explore Gotham city. Keep Wayne Manor and the Batcave closed to the guests from the time being.
As the guests wander around, helping themselves to the finger food, flipping through Batman comics, checking out the Batman toys, the batman villian, makes his entrance and boos the guests, pretending to shoot them with water guns, creating havoc and causing lots of laughs.

Batman then makes his grand entrance from the bat cave and chases the villian. The guests are then invited him to the bat cave where the villian goes into hiding. Guests and villian play hide and seek for some time. Finally, Batman catches the villian, takes off the mask and invites everyone to a feast at Wayne Manor.
You can make up the story as you go along, or brainstorm ahead of time with the Batman fans planning the party for a memorable birthday party.
